Buildings and Construction
In addition to the words, terms and phrases elsewhere defined in this Code, the following words, terms and phrases, as used in this Chapter, shall have the following meanings:
"Dwelling Unit" means an enclosure containing sleeping, kitchen and bathroom facilities designed for and used or held ready for use as a place of residency.
“Qualified Inspector” means a Person qualified and licensed by the American Society of Home Inspectors or the National Association of Certified Home Inspectors, or a qualified and licensed professional approved in writing by the Chief Codes Administrator.
“Rent” or “Rented” means the granting or offering of the occupancy or use of land or property intended to be used as a Dwelling Unit by a Person who is not the owner of such property, generally exemplified by the act or contemplated act of paying money or other compensation to a Person for the right to use or occupy a Dwelling Unit in this City.
“Residential Rental Property” means property that is rented or made available for rent, as generally evidenced by a non-owner occupant, or owner who maintains a separate residence at a different location. The term does not include property for which a final certificate of occupancy has not been issued. In addition, the term shall not include a hotel, motel, or the following facilities properly licensed and defined by state law, Adult Care Home, Hospital, Recuperation Center, Medical Care Facility, Community Service Provider, or Group Home.
“Single-Family” means a detached residential dwelling unit designed to be occupied for one family.
“Violation Notice” means an alleged violation of Chapter 8.16 Solid Waste, Chapter 8.24 Noxious Weeds, Chapter 8.28 Trees, Chapter 8.32 Abandoned Vehicles, Section 10.20.040 Parking Vehicles on Unpaved Surfaces, Section 10.20.060 Trailers Regulations, or the property maintenance provisions of Chapter 15.52 of the Shawnee Municipal Code, that has been reviewed by the Chief Code's Administrator or designee and determined to be supported by reasonable and credible evidence.
